Designing is the most important stage in building a house, so it requires the maximum attention. Errors in design documents or absence thereof may result in heavy extra costs. Designing enables to more accurately determine the total amount of materials required and work to be performed. Basically, a ready-made design allows to calculate construction costs more accurately. When choosing a designer or a design company you may want to review their previous projects, their complexity, attention to details as well as comments.
And now let us consider in detail what phases a customer goes through in a design process.

Phase One – collecting and obtaining data about the land and construction site. The maximum amount of data provided will enable the designer to take them into account while planning a house, to reduce construction costs, increase the lifespan of the future home and improve the comfort of living. The following data are of importance in this phase: site geodesy, seasonal wind rose, maximum wind force, position in relation to the sun, rainfall patterns, house dimensions and position on the land, location of the neighbouring buildings. At this stage the designer can plan the position of the house on the site as well as arrange auxiliary engineering facilities (cesspit, well, outbuildings etc.).

Phase Two – Choosing your house’s appearance and creating a drawing. You may need to use a photo of a house or an image from the Internet complemented with a verbal description. Designs by Arhon Company, Z500 are very popular in Ukraine. Design time can be shortened significantly if you choose a drawing and layout of the house in advance. At this point we create a conceptual design with regard to customer’s requirements and adapt it to the SIP technology.

Phase Three – laying out rooms, door and window openings. This is not very time-consuming and mostly depends on the customer. At this stage the floor space is divided into rooms and their functional purpose is determined. Creating a 3D home model is very helpful in visualizing and presenting the future layout to the customer. The purpose of planning is to determine a comfortable position of rooms for the comfort living.


Phase Four – choosing and designing the house foundation. At this stage it is necessary for the customer to understand that neglecting designer’s advice may result in significantly reduced house lifespan and soon bring the house into poor condition. Designer should be kept informed of all deviations and problems identified during the building of the foundation. Making adjustments to the project costs the customer much less than repairs and alterations due to a mismatch between design documents and actual building conditions. The customer is supposed to inform of his/her vision of the ground floor (cellar, garage), heating equipment arrangement (oven, fireplace etc.), warm floor installation, utility location (power supply, water supply, sewer system). The type of the foundation depends on these details.

Phase Five – designing walls, internal partitions, ceilings and roof. In this phase we create a panel cutting ticket, choose joint connections, calculate structural strength and amount of additional materials to assemble the skeletal framework of the house. The customer can choose the type of thermal insulation depending on thermal breaks location, columns arrangement, whether load-bearing beams will be open or hidden and other features a designer can offer. This phase is the last one if only the framework of the house is designed. Sandwich panels will be produced based on the cutting ticket. Each panel is assigned a special code. With this code based on drawings the assembler will easily identify the position of a panel in the framework of the future house and fit it properly.
